However, if you own your own home, although it is not a legal requirement, it is always a good idea to keep documented evidence of any work, repair or tests that have been done in regards to your gas appliances. This documentation usually comes in the form of a Gas Safety Record.
Landlord’s Gas Safety Record
Landlord’s are required by law to have annual safety checks carried out by a registered and qualified professional on any gas appliances. This yearly safety check ensures the appliances and all connected equipment is safe and suitable for use, and the documentation provided will be sent to both the Landlord and the Tenant as proof of this yearly check.
What should the documentation include?
Providing a list of appliances, the annual safety check report should record not only the name of the appliance but also of its position/location within the property, helping to identify any potential issues that may arise from the positioning of gas appliances and flue networks. The record should also outline any amendments, repairs or replacements that are needed to provide the tenant and the landlord with an overview of the quality and status of the gas appliances within the house. An in depth record of the tests undertaken and the results of these tests will also be required as part of this documentation.
In addition, the record needs to state the name, position or company, registration number and signature of the engineer who implemented the annual gas safety check.
What do homeowners need?
Legally, home-owners are not required to undertake the gas safety check, but for peace of mind and safety reasons it is advised that you do so, and if you do, it is good practice for the engineer you selected to provide you with an invoice or a record as proof of the gas safety check. As a homeowner, this proof may be necessary for insurance claims and will benefit you when selling your property.
